Our style is to be very open and frank and discuss how things are done in the real world which often contradicts what you may have heard on other media outlets.

2. Development launch and allocation
The developer’s launch events are an exciting fixture in the real estate calendar and this is where we excel. We have a proven track record of securing the most desirable units in the development inventory and this is where having solid ties with the developer’s allocations team is vital. The prime units always get allocated to the VIP investors and the well connected first.
Once these prime units have been allocated, the remaining units are distributed on a first come first served basis to the mainstream brokers to allocate to their clients. Sometimes they are allocated randomly to investors with an EOI depending on the project and developer. But we don’t leave it to chance opting instead to get in early, pull our strings, thereby securing the maximum returns at the time of allocation.
3. Secure your property
Once we have confirmed your allocation and you have confirmed you are delighted to proceed, it’s time for you to sign the Sales and Purchase Agreement (SPA) and pay the balance of your deposit, usually 20%, to the government backed escrow account. We will guide you throughout this process and ensure everything runs smoothly and conveniently and can be done remotely without you needing to visit Dubai.
1. Support throughout the journey
You are now the owner of your off-plan property and simply need to make regular payments towards your payment plan. We can advise you on the best way to do this depending on your circumstances and preferred method of payment.
Some clients prefer to use FX brokers for regular fixed payments whereas others prefer the flexibility of using their own bank or Electronic Money Institutions (EMIs). We are happy to discuss these options during our discovery calls or when the need arises.
2. Strategy fulfilment
Our unique developer connections don’t stop at just securing the best properties. We’re also on hand to assist you during the development phase if your strategy involves flipping the property for a decent return on the equity you have paid, or if you need support with the developer during your payment plan.
3. Leverage Dubai’s Tax haven status
During this phase we can advise and connect you to industry professionals so you can take advantage of the many financial benefits Dubai and the UAE has to offer. You may opt to apply for a Golden Visa, an Emirates ID or form a company in the mainland or freezone to re-structure your asset portfolio for maximum returns and minimal taxation.
4. Property handover
We’ll be in Dubai to welcome you to your newly completed property and hand you the keys. We’ll ensure you are delighted with the property you have purchased and we are on hand to liaise with the developer if there are any issues or concerns.
