Emaar is the biggest real estate development company in Dubai, and is well known for being behind the Burj Khalifa, most of downtown district, Dubai Mall and many other iconic residential and commercial developments. It is part owned by the Dubai state and also listed on the Dubai Financial Market, making it a vehicle that allows the government to stabilise current and future property prices. Very clever 😉
Analogy alert: Emaar as a brand is a bit like a Rolex watch. There are better products out there, like in the ultra-luxury market, but the brand is iconic and the most well recognised meaning it commands a price and everyone know the quality of the product and it’s value. It’s essentially one of the safest bets in the industry, but you need to buy wisely to expect the premium to rise (just like a Rolex watch!)
Damac is the second largest developer in Dubai, or the biggest wholly private developer, and considered another safe bet in the market. They are well known for brand collaborations with other iconic companies, creating exclusive properties such as their Cavalli, Versace and Chelsea FC collections.
Their property developments often represent excellent value for money, without compromising on quality, which makes them a firm favourite among seasoned investors. Their recently launched Damac Islands master community set new records in Dubai as the fastest-selling development of its type, selling all available units within 10 hours of the launch, raising over 10 billion AED!

It all depends on your intention and goals.
If you want a property now, to live in or rent out, then the secondary market is the way to go. You can view the completed property and even finance the purchase with a mortgage. Capital appreciation will be lower than off-plan, as the previous owner will have benefitted from the rise in value during the construction phase, but some decent return can still be achieved when done properly.
The off-plan market has the most capital appreciation upside, and allows for the more creative returns and exit strategies. Properties are usually sold for below equivalent ready properties, and the best examples often double in value during the course of the construction phase, especially in the latter stages. This is because after the development is over 50% complete, buyer have the option of mortgage finance, increasing the market demand, and also many potential risks like delays will have been mitigated.
Many people say that the property market is becoming saturated, and this will bring prices down. The truth is, this could be said of apartments, or vertical living sector, as there are a plethora of apartments available and in construction. However, this is where savvy investors can make great returns when they are well informed and buy discerningly. In a sea of apartments only the best will see decent future gains based on their demand. If apartments suits your strategy, we’ll be sourcing units that have the “X Factor” like being on the sea front, or next to iconic amenities or other unique feature that tells it’s story. These properties will stand the test of time, while we recommend avoiding apartments that don’t have any unique qualities.
Simply put, top tier exclusive off-plan villas are the jackpot when it comes to making the best returns in the Dubai property market. In case you missed it, we’ll say that again. They must be top tier and exclusive to get the best returns, although due to the high demand and short supply in the villa segment, good returns are highly probable with most reputable developments.
Getting access to the exclusive top tier exclusive villas is an art form and skill that takes years to master. It involves forging professional relationships with the developers that make all the difference between which properties a broker can actually have access to, as opposed to just being aware of them. That’s why many of the brokers in Dubai are pushing alternatives to the ones that the well connected brokers are promoting.
Expert tip- Be aware of bait and switch tactics, where some brokers will tell you they can get you the dream property, only to tell you they all sold to institutional investors, but they have somethings “very similar”.
Due to the higher number of families and people looking for a more traditional residence, townhouses are also in hot demand amid a challenging supply. They are more affordable than villas and yet share many of the benefits such as community living and access to many amenities within a master community. Affordable prices, flexible payment options, and steady demand make these a strong investment—though townhouses can still vary widely. Pick top-tier developers and communities within easy reach of the transport networks, and having something unique, like water bodies or natural greenery, helps to maintain market appeal. Townhouses offer investors both affordability and space, with high demand and limited supply driving up prices and making them a strong investment option.
